Real Estate Investing Training: My Quest for the Best Part 1

This past year I have been on a quest to find the best real estate investing training at the lowest price available. I’ve been successful in tax lien investing, but now I want to use my profits from tax lien investing and put my money into real estate deals. Real estate investing is something that I have wanted to do for a long time. I just found it easier to invest in tax liens.

I believe that 2009 is the opportune time, both to get involved with tax lien or tax deed investing, if you’ve been sitting on the fence and to purchase investment real estate. The problem that I have found in learning how to invest in real estate without getting burnt is, that there are tons of programs out there. How do you know which one is right for you? And most of the trainings, boot camps, and home study courses cost an arm and a leg. Instead of putting $10,000 down on your first property, it’s not uncommon to spend that on training – I know I did. And where did it get me? We’ll it didn’t make me a millionaire. It didn’t even get me my first deal.

My husband and I got our first deal at an auction. And then we were shocked to find out that we needed to put 20% down in order to get the financing for this deal. We only had 30 days till closing and the contract was not contingent on getting the financing. Fortunately we had financing lined up and had just enough money to put down 20% instead of the 10% that we were expecting to need. Now we knew that if we were going to do any more real estate deals we would have to use other methods to find and buy properties: Methods that required little or no money down.

The good news is that now I have found a couple of real estate experts that I can honestly say offer an excellent value for the price of their training. I will be working with these 2 women this year to maximize my efforts in real estate investing. That’s right, these 2 experts that I have found are women, in a field that is dominated by men. And these 2 women are more successful at real estate investing than most of the men out there.

One of them has been in the business for over 20 years – since she was 21, she is an extremely successful real estate investor. She even became a real estate broker and runs 3 successful real estate offices. And she travels the country giving very successful real estate trainings and boot camps. The other expert started her real estate investing business less than 10 years ago, and she has built one of the most successful internet marketing businesses as well as several successful real estate training programs and a very successful real estate business.

10 Things Your it Support Provider Should Do for You as Part of a Fully Managed Service Contract

Using an outsourced IT support provider is a smart move for small and medium sized businesses. It enables them to maintain business continuity at a fraction of the cost of running their own in-house IT Department.

But there are many providers out there. How do you go about choosing the right one for your business?

Here’s the BITS list of things your IT support provider should do for you as part of a fully managed service contract.

* Prevent problems by adopting a pro-active approach.

* Provide quick response where appropriate.

* Advise on other areas of technology that may impact on IT.

* Provide advice on how to get/keep things running smoothly.

* Ensure you have a robust back up routine in place.

* Use tried and tested solutions tailored to the individual client. Not one solution fits all.

What is a managed service contract/managed service provider?

Most major companies have an IT Help Desk, often employing tens or even hundreds of staff. These are the people who are at the beck and call of employees each time their printer won’t work or their laptop won’t boot up.

Sounds expensive doesn’t it? As a smaller business your only option is to manage your own or just call someone every time you have a problem.

This is referred to in the industry as “break fix”.

1. It breaks.

2. You call someone.

3. They fix it.

4. It breaks again.

5. You call them again.

….and so it goes on.

The more it breaks the more money they make and it becomes an expensive option for your business.

But don’t worry. Help is at hand!

There is another option – a managed service provider (MSP).

The keywords here are pro-activity and cost control. OK, sometimes there will be reactive issues to be dealt with but a reputable MSP will aim to prevent problems arising in the first place.

Secondly, a managed service model means you pay the same amount every month without being charged for the hours worked. That means it’s in the interest of the provider to work proactively to minimise issues.

That’s a win-win situation for both parties.

Space running out on the server ? this is picked up by monitoring and an engineer looks at it and resolves the problem. The client doesn’t even need to know about it.

What would have happened without Managed IT Support? Eventually the server would have run out of space completely and would crash/refuse to boot up ? this would cause considerable down time and prevent employees from working. Worse still your service to customers could deteriorate.

Anti-virus software not updating, this is picked up by daily monitoring by the MSP and corrected.

What would have happened without Managed IT Support? The customer’s machines would ultimately have become infected with a virus. Over time further viruses could have entered the system. Your entire IT system could crash thus affecting business continuity. Worse still viruses could be unwittingly transferred to outside parties via email.

To summarise, an MSP enables you and your team to focus on fee earning work. Ultimately this benefits your profitability, your efficiency and your customer service.

E-commerce Site Search Tools and Product Attributes: the Series (part 2 of 3)

Product Attributes In The Online World

This is the second part of a series concerning product attributes. Previously, we discussed what product attributes are, and the use of product attributes in the real, off line world. Today, we wish to cover how product attributes can be employed in the online world to facilitate commercial success.

Product attributes are essential to commerce in the real, offline world. They are so important that we use them all the time. In fact, they are so important and ubiquitous that we use them without thought.

So how could a web merchant expect to be successful without mimicking the offline world by supporting product attributes in the online store?

In our view, supporting product attributes in site search is absolutely essential, since customers express their interest in products using them. CyberSiteSearch has been designed from the beginning to provide comprehensive support for product attributes.

In fact, we implement an extensible data base solution that allows merchants to specify any set of attributes that makes sense for their product mix. These attributes are used in site searches to help site visitors to rapidly locate and purchase products, using the vocabulary that is most natural to employ for the type of product.

But of course, we must first obtain product attribute information before making it available in site search.

How NOT To Obtain Product Attribute Information

Obviously, a site search tool like CyberSiteSearch must obtain product attribute information to be able to use it in searches. Today, we?ll briefly discuss how not to obtain that information.

As stated in one of Google?s official blogs:

?Before, there was simple web crawling which involved indexing the content on a website. But there were challenges: sometimes the web crawler could not find all pages on a site, and, even if a page was crawled, it was often difficult for a computer-based system to understand the meaning of the content.?

Think about this: how could a search engine spider examine every page on a merchant site, digest all of the information on each and every page, and attach real meaning (attribute values) to words and phrases found on the page?

How could a search engine spider possibly know that the word ?lilac? is a scent and not a color? Or ?fair trade? is a specific certification given to coffee? Or 6 inches is a diameter and not a length?

Web crawlers are poorly suited to organize detailed product content into a searchable structure across all of the products on a web site.

But merchants can, and that is the topic of our next part.
